Thanks for the tip. I'm curious, have you tried this also with Xcode 9.3.1, 9.4, or 9.4.1? Did you download Xcode 9.3 from the App Store while running Sierra? Or did you have to do that on a High Sierra system and copy over the installation image? This is not in anyway supported by Apple as they have specifically set the new version of Xcode 10.2.1 for the latest OS only. We found that these steps work for us and we cannot guarantee if it will work for you. Check compatibility

After downloading, the installer opens automatically.

Allow installation to complete
Please allow installation to complete without putting your Mac to sleep or closing its lid. Your Mac might restart, show a progress bar, or show a blank screen several times as it installs both macOS and related updates to your Mac firmware.
